Wife and I love the exterior style but the inside is atrocious (especially for 1.5 mil)

But "turnkey".

They took some risks with their decor, etc., but as someone who has looked at thousands of homes online the last few years, trust me when I tell ya - I've seen worse. I have no idea what real estate is worth in that neck of the woods, so I cannot comment on the asking price. I'll sum it up as "interesting, but not for me" and wish them good luck with the sale.

Because anybody who can afford 1.5 mil on just a part time beach house is far more likely to spend that kind of $$$ on property somewhere else that gets more than maybe 80 days of good lake weather a year. (same argument why I don't think somebody would purchase this as an investment VRBO/Airbnb, not even close to enough days of the year where it would be rented to make the price tag worth it)


In rural Nebraska high dollar home purchasers are typically in the medical professionals (human or vet), a business owner or some old money farmer/rancher. Good luck to em.

Based on what we built the Holiday Inn in Ogallala for, I'd say this home is listed roughly $700,000-900,000 too high.


PS: I can't imagine some Doctor's trophy wife would be thrilled about living 3 miles from blacktop. We were 1.5 miles from blacktop and about 200 miles further South and my wife bitched about it minimum twice a week.

Also, it's hard to image that someone that needs a $4k walk-in bathtub is also navigating a spiral staircase, but what evs.

Just a few numbers in comparison to what you'd pay in Orange County, CA. , Ogallala and the USA for a median priced home.

US Avg: $138 per sq. ft.
OC Avg: $500 per sq. ft.
Ogallala Avg: $180 per sq. ft.
This house: $401 per sq. ft.

US Median price: $269,000
OC Median price: $1,000,000
Ogallala Median price: $ 134,000
This house: $1,500,000

A somewhat more regional comparison would be my brother's house in Franklin, TN, one of the most desirable suburbs of Nashville. He has 9800 sq. ft., 3 stories, an elevator, 5 car garage, 7 bedrooms, 8 baths and a half acre of land. Also no state income tax in TN.
He paid $1,000,000 4 years ago and it's now appraised at $1,7000,000.

This "beach house" is one of the worst values I've ever seen unless you're just trying to launder some drug money.

the walk in tub and the Space shuttle shower were so confusing



my wife was like "hey do you think we could get a lake house on Johnson or Lake Mac for under $200k?"

my Wife hates Colby, we used to go there all the time

their Walmart is an old regular walmart that has been converted to a super walmart, it only has one door (does the Marysville walmart only have 1 door?)


Colby did just got a brand new Caseys. They also have a Starbucks and Jimmy Johns, I'd kill for both of those in McCook

It’s not like “Uncle Mike’s” is bumping on the weekends these days. But I believe all of the Casey’s are company stores, not franchises. I’m out regardless due to lack of population density.

I noticed a sign on the side of the road about leaving an "brand inspection area and entering an ownership 'something' area." What is this all about?

The owner of the land is registered. Therefore, the cattle owned by and on owner’s land are not required to have brand inspected via a permit from the NE brand committee.
 
@hothouse_corn the north of town Petersons (New Hope to Arnold) had a brand issue back in the day.

3 brands that all looked similar and tons of mixups happened for decades but NOBODY changed their brand because they were in a Swedish/Nebraskan passive aggressive Cold War.

the idiot’s brands all had the same letter and bar ( - ) and then if that wasn't stupid enough they had numbers that look similar (especially at a distance, or in low light, or an old brand, etc)

D - 1 (my Grandpa’s older brother)
D - 7 (my Grandpa)
D - 9 (my Grandpa’s younger brother)

9 eventually got out of cattle and now 1 and 7 are consolidated again (like they were from 1892-1955) and now I think my dork cousins only use D - 1 but I have no idea

Basically a proof of ownership/proof of purchase thing when leaving sale barns, auctions etc

Anyone I’ve ever known who wants to spend that type of money in Nebraska does a new build. If you’re spending that money why put up so someone else’s decor?
