MLPFC Shit Posting

MGMT’s first concert ever when they were in college in front of the student Union or something.

I missed the reference as I was "mesmerized" by the sidewalk performance and videography ... which is somewhat indicative that I must be growing more obtuse by the day. Big "Talking Heads" fan from back in the day:

I have a YUGE update on the Church farm ground. @Woodrow F Call @scotchfrost9697 @Mustangblood @Kaladin


I can’t remember the last update I gave but we started at 6 guys…

- this month 1 of the guys died, his widow is obviously not bidding for the lease

- 3 of the other guys have also backed out over the past 2 months due to the current economy, drought, input costs etc.

- the 2 guys left standing have already agreed to split the ground and are just arguing right now for a bigger cut or the ground they prefer


Not as much drama as I thought this was gonna be but still…

1 of the Tenants died and attempted to leave his oral lease to his heir.

Oral leases are generally enforceable in Agriculture. (Not for any other type of property law, they all must be in writing)

Anyhoo, while an oral lease for agriculture ground is a genuine enforceable property interest it does not create a property interest that survives death and able to be passed to the future estate. (Heirs or beneficiaries)


Long story short… the Church is once again accepting bids for the lease on the % of their ground that no longer has a tenant.

It's wild that any kind of oral agreement would be enforceable. Period.

My dad has a good friend from his days at "the lake" that "sold" his business to one of his employees via an oral agreement. Some kind of three-year payment structure, I'm told. The dude woke up one day and realized he had not committed in writing, so looked at my dad's buddy and said, 'the joke is on you - the payments are done and I'm keeping the business and the equipment' and fucked him out of $600K +.

I'd contemplate shallow grave locations if anyone fucked me out of $600K+.

edited to add: and who in their right mind sells a business on a handshake in 2023? get that shit in writing!

Answer: No...but for agriculture leases of agriculture land which are orally enforceable. (as are a ton of other AG oral contracts/modifications/etc)


Folks... pay your checkoff dues, pay your dues for all your Boards/Associations/etc. (soybean, corn, cattle, etc) and keep those AG lobbyists in DC cooking.

I know the Attorney and CPA who set up the family's estate plan for a Special Use Valuation (SUV) to skate under the Federal Estate Tax threshold for MFJ.
(Yeah, they are that loaded)


Thankfully with good planning his estate won't get taxed by Biden to pay for a Nazi battalion in Ukraine or Hunter Biden Art etc
