I live in Colorado, specifically Weld County which is the real MVP of living locations imo.

40 min from one of the busiest international airports in the country, awesome weather in normal years, pretty low taxes, very minimal purple hairs, less than 2 hours and 45 minutes to Lake Mac, can be in the mountains in an hour and a half, and a ton of shit to do within a half hour radius.

A little expensive still but not as bad as Denver or Boulder. Plus, every few years we threaten to secede from Colorado and annex to Wyoming so that's always an entertaining ballot
 
Real Estate prices have gone up at The Lake of the Ozarks. We were quite undervalued before the Pandemic hit. In 2019 you could buy a decent 3 bedroom 2 bath 1,500 sq ft house on the lake for like $175,000. Now that same house would run you $400,000 or more. We expect prices to continue to increase due to all of the people who are moving down here full time or are making bank off of VRBO/AirBNB Rental properties that are buying more of them. In comparison though how much would a 3 bedroom 2 bath house cost you at Ginger Cove or Woodcliff? And those lakes aren't 92 miles long with tons of bars, restaurants, races, poker runs,......

I literally boated over 100 miles last weekend. We did what we call the Hole in the Wall Bar Crawl. Basically went to the bars from the 35 mile marker to the 62 Mile Marker by boat. That is the more redneckie area Most of the nicer homes are from the Dam (0 Mile Marker) to the 45 Mile Marker. Once you get past the 45 mm it gets a little more isolated so grocery stores, gas stations, hardware stores, pharmacies......... are further away. Sometimes up to 30 minutes away. There are still some great neighborhoods up there but it is a drive to amenities. Also the boa traffic is much lighter up there and not as many big boats.
That sounds awesome. My folks had a blast out there, I was supposed to go but my wife is about to calve one out any day now so we had to stay home. I definitely do want to make it out there so when I do I'll be hitting you up for recs.

Man if I could only get my hands on something for $175k I would have jumped it. Those guys are absolutely killing it with short term rentals and they are nice big homes. Guessing the ones they bought were in the $450-600k range

Our rental market is strong and becoming more & more year round. It is not difficult to Long Term Rent a house or condo in the winter and short term VRBO rent it for the warmer months. I have friends in Colorado that bought rental properties here just from following the pictures and videos I post on Facebook. One of my clients is a farmer in Cockeye and he bought a condo. Uses it during the summer, basically busy during planting and harvesting in the spring and fall. I convinced him to rent it out long term and he made $13,500 renting it from Oct through March. He was shocked. Basically pays for his insurance, HOA Dues, Utilities, maintenance......

Damn. That's legit.

I know a guy here in CO that has built a STR empire in Michigan. Bought a fuckload of properties for pennies and fixed them up and turned it into a cash cow. Seems to be a great market but I guess we'll see how much interest rates will affect the temperature of it. Probably will be like anything else, those with cash in hand who don't give a fuck about interest rates will keep forging ahead and enjoy less competition, those who are overleveraged will be in a worse position and a lot of those deals will die.

Our family friends that bought out there are all from CO and have been killing it with those rentals
 
Wish that Red Out Around the World map still worked. IIRC it showed that after Nebraska, Kansas had the next most Husker fans, followed by Texas.
 
Haven't been there in years (my sister went to UNC), but for sure. Everything I've heard is Greeley is actually pretty legit these days.
Windsor (directly to the west of Greeley) is the nicer, snobbier older brother to Greeley. All kinds of good shit over there, including the longest golf course in North America that just opened up this summer. West Greeley has new schools, new retail, nice parks, etc. Not the shitsmelling Greeley I knew growing up
