2010ish after working at the downtown I went to north Lincoln to meet up with a girl I had met that night working. While there I smoked a blunt with menoliek (sp?) holt while Marcus Mendoza was in a bedroom with the girl I was meeting up with friend. I assume they lived there. So long story short, not that new of a thing.If I’m a college freshman I’d much rather live in a condo downtown than a family friendly neighborhood in north Lincoln. What's even crazier is that one and even the ones up to $35,000 a night are booked solid most of the year. A family from New York had one of the $35,000 ones booked for a week at Christmas.
Yea. I’ve come to the realization that the filthy rich have so much money that us normies can’t even fathom. The gap gets larger and larger between us as well. My realization came when I went to Naples, Fl and saw all the money there. Rich people have too much money lol. This is the market I’m in. I spent too much time in bush Alaska. Now, I can’t even find a 2-3 bedroom townhome under 275k where I live. I’ll probably just move back to Nebraska when I inherit my uncle’s house.Starter homes are essentially townhomes now.

Moab might be better now but when we moved there 4 years ago it was crazy right after the pandemic. We couldn't even find a place to live so we bought a fifth wheel and lived in it for almost 2 years. We ended up selling it for more than we bought it for when we left which if you know about rvs and boats is near impossible because there was still no place for anyone to live. I remember we tried to look at house that was listed at $600k with no real intention of buying and it had sold with in a couple hours of listing for cash.Moab is that bad for prices now? Moab is one of my favorite places - south Utah is amazing (see my avatar, although that is N AZ monument valley). I have thought about a move to Moab for years. Haven't been there for 5 years or so, but I do remember there was quite a bit of new home builds going on then. As a builder, it piqued my interest. At the time 5 years ago, I can see lots to build on would likely be an issue.
CO is just stupid expensive. I looked hard at moving to the mountains in CO (have some family in Vail), but the prices even 20 some years ago were rididculous. So I ended up moving to MT to an area that is not high priced (that is changing a good bit - as it is almost everywhere). Where I am in MT is cold as hell, Moab would be much nicer/warmer overall. Yes, I know summers blistering, but "dry" heat at least. I have been pondering taking a week in late March/early April and doing Moab and S Utah. Would camp, maybe one cheaper hotel one night.
It's down to the Hampstead, NC area or St Augustine, FL.Wilmington is great. Has absolutely exploded the last few years. I have a friend whose family has a house on Figure Eight so we’ve gone out there quite a few times with her and went there growing up as a family. You will enjoy yourself out there.

If I would have been smart I should have bought anything in the Vail Valley 20 years ago but I was living cheap in a friend's townhouse which he sold right after we moved to Moab for crazy money.
Spring would be the best time for Moab weather wise but that was their peak season when we were there so it will be busier. Plenty of nice places to camp. If you need a hotel the Springhill Suites was nice and has a really cool pool area. Summers were crazy hot, I remember sitting outside one evening with wife talking about how nice it was and looked at my phone and it was still 95 degrees out. Winters where colder than I thought they would be but we where in the RV so probably wouldn't be as bad in a house or condo/townhouse.
One of my relatives is looking to purchase their first home in Lincoln this year (they are currently living in their parents house like a 30+ year old bum) but I am unfamiliar with the market since I haven't lived in the area for over a decade. Any tips from folks on the board in the real estate arena? I think they are looking for a home up in or near Fallbrook. Tips for people to use or have them reach out to? Good folks to get financing through? Appreciate in advance the collective genius that I know this will produce.
I purchased a couple tax lien certificates recently in Omaha. You’d be shocked at the number of people in nice homes that can’t pay their property tax. There will be distressed sales. Hint: housing is ridiculous pretty much everywhere.Housing is ridiculous in Lincoln. I live in a newer development, and houses that sold for $575k in 2020 are now going for $775k. I would recommend buying something older in the middle of town and try to update/remodel. Stay away from anything South or East Lincoln unless you want to get gouged. Fallbrook isn't any better. It's just not a good market.
