2010ish after working at the downtown I went to north Lincoln to meet up with a girl I had met that night working. While there I smoked a blunt with menoliek (sp?) holt while Marcus Mendoza was in a bedroom with the girl I was meeting up with friend. I assume they lived there. So long story short, not that new of a thing.

Yeah, I thought I knew what rich was until I moved to Vail, Aspen and even Moab. But that's one night rent for that residence. What's even crazier is that one and even the ones up to $35,000 a night are booked solid most of the year. A family from New York had one of the $35,000 ones booked for a week at Christmas.
Yea. I’ve come to the realization that the filthy rich have so much money that us normies can’t even fathom. The gap gets larger and larger between us as well. My realization came when I went to Naples, Fl and saw all the money there. Rich people have too much money lol. A day of their income would change most lives.

This is the market I’m in. I spent too much time in bush Alaska. Now, I can’t even find a 2-3 bedroom townhome under 275k where I live. I’ll probably just move back to Nebraska when I inherit my uncle’s house.

Moab is that bad for prices now? Moab is one of my favorite places - south Utah is amazing (see my avatar, although that is N AZ monument valley). I have thought about a move to Moab for years. Haven't been there for 5 years or so, but I do remember there was quite a bit of new home builds going on then. As a builder, it piqued my interest. At the time 5 years ago, I can see lots to build on would likely be an issue.
CO is just stupid expensive. I looked hard at moving to the mountains in CO (have some family in Vail), but the prices even 20 some years ago were rididculous. So I ended up moving to MT to an area that is not high priced (that is changing a good bit - as it is almost everywhere). Where I am in MT is cold as hell, Moab would be much nicer/warmer overall. Yes, I know summers blistering, but "dry" heat at least. I have been pondering taking a week in late March/early April and doing Moab and S Utah. Would camp, maybe one cheaper hotel one night.

Moab might be better now but when we moved there 4 years ago it was crazy right after the pandemic. We couldn't even find a place to live so we bought a fifth wheel and lived in it for almost 2 years. We ended up selling it for more than we bought it for when we left which if you know about rvs and boats is near impossible because there was still no place for anyone to live. I remember we tried to look at house that was listed at $600k with no real intention of buying and it had sold with in a couple hours of listing for cash.
If I would have been smart I should have bought anything in the Vail Valley 20 years ago but I was living cheap in a friend's townhouse which he sold right after we moved to Moab for crazy money.
Spring would be the best time for Moab weather wise but that was their peak season when we were there so it will be busier. Plenty of nice places to camp. If you need a hotel the Springhill Suites was nice and has a really cool pool area. Summers were crazy hot, I remember sitting outside one evening with wife talking about how nice it was and looked at my phone and it was still 95 degrees out. Winters where colder than I thought they would be but we where in the RV so probably wouldn't be as bad in a house or condo/townhouse.

Hampstead is an awesome place and affordable. Had a family member once live there and they loved it, had to move back to take care of her husbands dad

I hear you on Vail Valley. My family there is aging (Jim passed a couple years back, his wife and two sons are still there), so Jim's wife sold their house. They had two businesses there, but with Jim's failing health they closed their unique business close to the slopes, and still have their other business. I haven't seen them for years, unfortunately, as I rarely get to Vail anymore. But I know property values are crazy there. Property values were crazy 20+ years ago when I was looking at moving out of Lincoln to somewhere in the mountains. MT was far, far cheaper, and my wife was from MT so I had been to MT many times, so the decision was a no-brainer.
I know spring is busy - because of the weather. I see it is supposed to be mid 60's for highs next week, with nights getting down to maybe freezing. Moab is a lot warmer than where I am at in MT. My plan (if I can find the time), is to spend maybe 5 days down in the area, camping at whatever campground I can find (along the Colorado river for sure some nights), and seeing if the area makes any sense to move to if my goal was to build spec houses there. Probably not going to be feasible, but I just want to take another solo trip there, and all of S Utah, really. I did a 6 day, over 3000 mile, motorcycle trip solo down through the entire area back in (I think) late Aug/early Sept of 2014. I kind of just winged it, hiked/explored many, many miles each day, and often would not even have my campspot until near dusk. It all worked out and frankly was the best trip I have ever taken. One night near dusk, I had just ridden from the south canyonlands area, through monument valley and N AZ, then back up towards the Zion area. I found a defunct old campground off the hwy by searching on my smartphone, not a soul there, set up camp and it was awesome.
This time down, I would take my truck, and either tent camp or heck I can sleep in the truck box (it has a hard cover). I can get by on the basics, so not worried about making it work. I stayed one night in Moab at a hotel (my only hotel night on the trip), and I think it may have been the one you mentioned, as it has a really nice pool area w hot tub. It was my only night with a true shower, etc, although I had a bag shower setup for when I was camping. I was roughing it and it all worked fine.

Are they still looking? If so, they might be best waiting. The market up north is absolutely insanely hot right now.
In Fallbrook, our next door neighbor listed on 3/20 for $634k and sold on 3/21 for full asking. We almost bought this house in 2017 for $430k, but bought our current house instead.
Another in Fallbrook was listed 2 weeks prior for $620k and sold in 4 days. A 3rd was listed for $650k within the last few weeks and overpriced, but should sell this week.
Anything north of Fletcher around N 14th has been less than 2 days on market, some not even to market.
Highlands is seeing similar.

I purchased a couple tax lien certificates recently in Omaha. You’d be shocked at the number of people in nice homes that can’t pay their property tax. There will be distressed sales. I think you’ll see short sales rise so I’d go after those if I were you.
