House Hunt in Lincoln

I've lived in Fallbrook for 7 1/2 years now. If looking in this area or surrounding neighborhoods I'm a great resource.

What's their price range?

Are they looking in Fallbrook or near Fallbrook like in Highlands, North 14th, West of Fallbrook off of Hwy 34? Because in Fallbrook you're looking at 2x the price and very limited selection compared to the other neighborhoods.

In Fallbrook there is only one traditional style family house for sale now. It's a block away from me and next door to Dylan Raiola. It's probably overpriced by $150k, but that's what you get in Fallbrook now.

There are several new built new urban homes for sale on the other side of Fallbrook. A few across from Schoo/YMCA and one along Stonebrook Parkway.
I think he would prefer to be in Fallbrook, but is definitely considering nearby areas. He works in that area so he wants to be as close as possible. I think he could get into one of those 450-500K homes across from the school but probably has no room in price up from there. Selfishly I am going to suggest he gets the home next to Dylan so he can keep tabs for the Board... just eat the bigger price and do us all a solid for a couple years.
 
It's insane what housing prices have done the past few years everywhere. We live in the boonies and just moved a year and a half ago. Sold our old house - good house that we lived in for 7 years but didn't do any major improvements to - for 60% more than we bought it for. All thay extra was simply just due to market changes.

Although leaving our 2.5% mortgage for a 7.5% mortgage may have been the worst.

We love the neighborhood and it's access to downtown and interstate. Very small, quiet, and secluded which doesn't feel like we're in Lincoln. Only downfall it's in north Lincoln so don't have quite the things south Lincoln has. Day to day life that doesn't matter.

If I’m a college freshman I’d much rather live in a condo downtown than a family friendly neighborhood in north Lincoln. Is this common with football players now?
 
I've been looking closer to the coast. Wife's best friend from HS and her family relocated to Hampstead outside of Wilmington and love it. Heading out there to look around next week.
Wilmington is great. Has absolutely exploded the last few years. I have a friend whose family has a house on Figure Eight so we’ve gone out there quite a few times with her and went there growing up as a family. You will enjoy yourself out there.
 
The amount of new build condos in downtown LNK is pretty crazy to me. I am seeing 3BR condos at $750k+, even if they are new with modern amenities I never in my life thought that would be the market for a LNK condo

I keep seeing these when I’m back in Lincoln.
Who’s buying these and why?
Sure the haymarket is nicer now, but it’s only good a few weekends a year.
Downtown is still just the same old downtown it’s always been.
Plus po pears and the jiffy burger is long dead at this point

Here's a nice little place that just went up for sale where my wife helps manage. Only $17m located at the Vail Four Seasons. I think it goes for around $8,000 a night if you want rent it out. It's one of the smaller ones they have a couple residences that go for around $35,000 a night. ☠️

That was just sold for $6m 4 years ago. Estimated monthly payment at that listing price of over $100k. Insane

I think that payment is with 20% down too. And don't forget about the $8k a month HOA fees too. My wife said that they have to pay all sorts of crazy fees so I'm not sure if the $8k even covers everything.

I've watched houses down valley in Eagle and Gypsum go up $100k a year for the last 4 or 5 years now. It’s out of control.
