I’ve actually considered selling a rental I have because I could get double what I paid 10 years ago, BUT I make 125% each month. 2 years ago, I’d have never thought about selling, but it has crossed my mind lately, and I’ve had the comps pulled.
The interesting thing through all of it is that my current tenant was being a real pain while I had a friend come out to take the pictures for the comps because she worried she’d lose the place, so she OFFERED to pay more each month to stay..I'll happily drag your 1% ass to the guillotine.
But probably worth keeping it long run at 125% or just holding it as house prices continue to climb
My brother bought a house close to downtown Denver for 812,000 probably 5 years ago and it was probably 1200 sq feet. I thought that was crazy.The same house as mine just sold in my neighborhood for over $800k. It’s absolutely insane here in Denver. I need to get out
Tried to get my wife to do that in the Ozarks 3-4 years ago, but she wouldn’t go for it. Tried to do the same for some places in FL to no avail. Could have doubled (if not more)the money on a couple of the FL places, and made a tidy profit off the Ozarks…I'm a Realtor at the Lake of the Ozarks. I have 10 lbs of clients looking to Buy and 1 lb of clients looking to Sell. Our inventory has been cut by about 85% in the last 2 years. People from all over the country wanting to move here full time, it's crazy. Also our VRBO owners have been making mad cash so they are buying more properties. We may see a slight leveling out of the National Housing Markets because of the skyrocketing interest rates. Real Estate is traditionally a good investment during Inflationary times.

I have rented it at cost (essentially at a loss) to family in the past, so it’s nice to be recouping some of that.
