Can we talk for a second about what a colossal fuck up this has become? You've got Longwells (who doesn't even serve food any more) and Gate 25 and that's it besides a freaking Yoga studio on the top floor. Are the twin brothers of WRK that big of assholes or idiots? I know that the owners of Wings and Rings were fed up with them, which is why they moved out of the Railyard. Said that they were always getting outlandish CAM charges (like $10k for snow removal when it snowed 1/2" once in the month). I know that they were so cheap that until football season started, they cut off the internet so all the CUBE was used for was a giant screen saver. Outside of football season, there's never anything going on down there any longer. They used to have DJ's on the weekend and a pretty good crowd. Now it's empty most of the time. What's the deal with that? It could be so much better than it is and it's downright sad what's become of it.
 
I was told, not sure if true, but that they are trying to run everyone out of there because if they show no tenants for a certain period of time, they can avoid paying the city back part of the financing. Not sure if that's true or not, but shame on the city if they allowed that to be in the contract in any way.
 
It was a novelty spot for a few years. I can’t believe how much they spent on it. I will say if we ever get a competent basketball coach and field a competitive basketball team it would be fun to pregame for bball.

Lincoln is a mess in general. So many people have lost their ass already. They built an entertainment district for a city like Kansas City when the college kids go to 3-4 other bars. Absolute morons.
 
They spent a ton of money to build that area and are trying to recoup the investment with high fees and rent.

That area has a lot of things working against it that don't make it that valuable:

  • Lot's of empty office space down there
  • Condos owned by people who use them for Gamedays and don't live there full time
  • Hudl caters in lunch
  • The economics of an evening event only make sense if you are a bar. Hard to serve more people for an evening basketball game at a restaurant
  • College kids aren't walking past the O st. bars to go to the Haymarket
  • Population growth is mostly south and east of Lincoln
 
When it’s completely dependent on events, utility prices eat you alive.

Jack & June’s is a prime example. They had a great setup but was too slow on their menu times, so when events would happen it’d be absolute chaos. Then they lost their ass and bread & cup in the process. Felt terrible for Kevin and Karen (rip).

WRK don’t give a shit about their tenants. It could be awesome, but as long as those two dorks are involved, it won’t reach its potential.

Let this be a lesson that you don't build successful entertainment districts on the literal edge of town unless there are a ton of people living there.
O street will never be competed with in Lincoln for night life. Like you said the Railyard is just too far over there and college kids aren’t going to Longwells unless it’s gameday.

When you hear “Rail” in Lincoln all i think of is the Brass Rail
 
Lincoln is gigantic mess, first the nightlife sucks. Lack of quality restaurants, dont even get me started on the infrastructure of Lincoln roads. Worst laid out city in America.
Agree on everything except night life sucking. I’ve been to 6/12 college towns in the big ten and Lincoln has the best night life of them all.

Cockeye City, Champaing, Bloomington, West Lafayette, East Lansing are a joke. Chicago (NW) and Minneapolis could care less about college football so the gameday nightlife sucks.

I’m sure Piscataway and Maryland suck ass too. Lincoln is actually a pretty awesome college town because it’s all we have here.
