Selling the crap outta some playground equipment.
Playgrounds and general outdoor stuff for public use like benches, shelters, etc. all of it pretty damn high dollar IMO.
I did some work on a development that used his company for a pocket park/green space they built and the total cost was $450,000 for a shelter over 4 picnic tables, a small 1 slide/3 swing playground and on the perimeter benches and trash cans. Everything matching, everything built out of the soft rubber no hard edges safety first stuff. All ADA compliant so most children can use them even if handicap.
I’ve been on other developments that mixed and match companies and styles to save costs. Ends up looking fine and they save hundreds of thousands, but this was a City demanding a developer do it or they don’t get their TIF money so…. Homeboy cut that check to #7’s company.
Edit: this was 2018 so pre Covid and inflation, so that $450k is at least $500k+ today.
